Residential Property vs Commercial Property

Residential Property is normally identified as being a house or flat that is being purchased to use as your main dwelling.  Alternatively, a residential property can be purchased as an investment in order to rent out to tenants to live in the property.

Commercial Property vs Residential Property

Commercial Property is more complex and can range from vacant land to office, retail or industrial units.  They are normally purchased for business use or for investment purposes to be rented out to commercial tenants who often enter into long Leases of the Property.

Buying a Commercial Property

Buying commercial property is a big decision and the golden rule is BUYER BEWARE!

It is important to ensure that you put in place the right property for your intended use. You will need to consider the location, size and compatibility with your intended use. The key as a Buyer is to minimise the risk of selecting the wrong property by ensuring you take necessary steps to ensure the property fits your criteria.

We come along side you to help you ask the right questions, obtain assurances from the Seller, and make sure you have a mechanism to deal with the unknown factors.

Selling a Commercial Property

Selling commercial property can be risky as any liability you may have will need to be transferred to the buyer, for example environmental liability. Some buyers can be reluctant to except full liability. It is important to make sure that the risk you accept is reasonable – the buyer is getting what you are selling.

The key as a Seller is to ensure that the Buyer takes responsibility for reviewing what they are buying and responsibility for the decisions they are making.

We come along side you to help you answer the Buyer’s questions, give only the assurances that are necessary and ensure that your liability is ascertainable so you know what you may be responsible for.
